SMART Corporation corporate headquarters, Alpharetta, GA - 57,000 s.f. office facility on 8.3 acres. Corporate headquarters relocation from Torrance, CA. We represented client in location consulting, site selection and Development Services for the "nation’s largest health information outsourcing service".


Goodwin Company eastern U.S. "contract packaging" and distribution facility, Lawrenceville (Atlanta), GA - 115,200 s.f. warehouse / manufacturing facility on 13 acres. Represented client in location consulting, site selection, and Development Services for this "contract packager" of household and automotive products, including ArmorAll TM, , Simple Green TM, , and "Mothers" car care products.


Harry Norman Realtors, Atlanta’s oldest and most respected full service residential real estate company. This 12,000 s.f. office building, located on 2 acres on Ashford Dunwoody Road, houses over 80 real estate agents, as well as their Career Development Center. Services included location consulting, site selection, and Development Services.


 

Goodwin Company, Lawrenceville (Atlanta), GA - 86,000 s.f. office warehouse expansion for this "contract packager". Total building size is 201,600 s.f. on 13 acres in Gwinnett Progress Center.


DEVELOPMENT SERVICES
PERFORMANCE


Site Development
  • Coordinate and review engineering work to include:
    •     site layout
    •     building configuration
    •     utilities
    •     grading plan
    •     traffic analysis
    •     hydrology and drainage codes
    •     zoning related issues
    •     median/traffic cuts

Project Development

  • Coordinate and manage the architect/other design professionals including: site planning
    •     space planning and schematics through construction drawings and specifications
    •     value engineering
    •     alternate pricing
  • Coordinate construction contract bidding or negotiating including:
    •     requests for bids
    •     bid analysis
    •     selection
    •     negotiation of construction contract and schedule
    •     critical path
  • Identify, interview, recommend, and engage the project team including:
    •     real estate attorney
    •     general contractor
    •     architect
    •     structural, mechanical, civil and electrical engineers
    •     roof consultant
    •     testing
    •     landscape and other consultants
  • Negotiate all contracts with the project team
  • Preparation of final budget and schedule

Construction Phase

  • Monitor construction schedule
  • Coordinate permitting and approval process
  • Review and negotiation of change orders requested by contractor
  • Review monthly contractor progress and payment request
  • Provide monthly Project Summary Reports
  • Manage procurement and installation of Owner furnished equipment
  • Verify and process invoices
  • Monitor sources and uses of funds
  • Coordinate contractor compliance with architect's final inspection

Occupancy of Facility

  • Obtain temporary/final Certificate of Occupancy
  • Assist in coordination of occupancy including:
    •     interior design
    •     furniture
    •     tele/data cabling
    •     telephone
    •     equipment delivery
    •     moving
  • Assist in establishing a facilities management program
  • Implement asset management program
